Coming in 2026, Signal Hill Shopping Center will welcome an exciting mix of new tenants — Wonder, Flame Japanese Hibachi, and Grocery Outlet — each adding something distinct to Manassas’ growing commercial landscape. In the former Panera space, Wonder and Flame Japanese Hibachi will add two new locations. Wonder will introduce its innovative platform offering 15+ restaurant concepts crafted by celebrated chefs such as Bobby Flay, Marcus Samuelsson, and José Andrés, bringing elevated, tech-enabled dining to a single storefront. Flame Japanese Hibachi will add a new sit-down experience featuring family-friendly hibachi fare.

Grocery Outlet will establish its footprint in a newly configured portion of the Fresh World grocery space, bringing a nationally expanding, value-focused option designed for strong, growing markets. A potential bubble-tea concept is also in early discussions for the former GameStop location.

These additions — along with recent nearby projects such as the new Panera Bread Next Gen Café and Dunkin’ — demonstrate why Manassas maintains an exceptionally low 2.4% retail vacancy rate: businesses want to be here.

It Takes a Village (and a Permit!) to Light Up Manassas🎄

Each December, tens of thousands of visitors flock to Historic Downtown Manassas thanks to the many partners who work seamlessly behind the scenes to make our signature holiday events possible. From Santa Lights Manassas on December 5 to the 79th Annual Christmas Parade on December 6, these types of celebrations are coordinated across private event organizers, the City, and Historic Manassas, Inc. (HMI)—which also produces its own lineup of beloved seasonal events like carriage rides and holiday markets. Ice skating at the Harris Pavilion and festive pop-ups throughout Historic Downtown all rely on support from permitting staff, Public Works and grounds crews, police, fire and rescue, and more.
